THE VIEW FROM UPSTAIRS

I took my camera upstairs to show you the view. The first photo was taken from my front window overlooking Walkers Pond. Then I walked though the upstairs to the windows overlooking the Assawoman Bay to show you the colors of sunrise on the bay.

If you want them, you may now have stairs to access your attic in the community of Montego Bay. It is now legal! Next, the people owning property in Montego Bay will be asked to vote on having habitable space, a second floor ( I have been called to task for using the term second floor from now on it will be "code-compliant non-habitable upstairs attics".)The homes here would still be single-family dwellings. No condos, no multi-family homes or apartments. We already have eleven homes that meet this criterion, and many more people wish to have more living space.

Will my house affect the taxes on the doublewide next door? No. You are taxed on what you own, not what is next to you. Do these already existing homes add value to this community? Yes, ask a realtor.

What makes a community beautiful is its individuality. The last thing we will want for our community is to be locked into restrictions that dictate conformity. The building code for the Town of Ocean City guided Cain Woods, a beautiful community. We still MUST get permits from the Town of Ocean City; this is a sufficient, no other permit from the Association office.

This will still be a multi-use community, meaning that the owners with singlewide mobiles may replace them with a single wide if they so choose. There will still be some restrictions disallowing chain link fences, etc. We don’t want this community to look tacky. This would be the job of our Civic Association to oversee what is happening on the outside. They would no longer say what we could have inside our homes. Permits for work done on the inside of the homes would no longer be required; that will be the job of the Town of Ocean City.

We live in a fabulous community with generous amenities and potential not even touched upon. All of this can happen if you vote favorably.
